How I determine Sale Price

Determining what to list your home for is a tough choice. Over the years I developed a fool proof pricing process. Here is a brief overview of what I consider when landing on pricing recomendations.

What are Comps?
All the houses a single buyer would consider including yours.

  • Condition

  • Utility

  • Acreage

  • Distance from amenities

Price per SQFT or overall price?

Price per SQFT?

  • Great way to determine home’s value when the home is the star

  • Regardless if applicable, some buyers really care about this.

Overall price?

  • When there are other factors to the property other than the home. This is a better valuation.

  • Appraisers will use a combination of both so we should as well.
